Are you familiar with construction cost in the area? For instance, the last numbers we are seeing for construction cost in the Triangle area of North Carolina are $400 per square foot minimum for new construction single-family custom modern houses with basic finishes. The final selections of interior and exterior finishes, windows and amount of glass, and custom built-ins are some of the main drivers of construction cost.

What is your approximate construction budget? This can be a preliminary ballpark guess. For instance, if you are planning on building a 2,500 SF house, your preliminary ballpark guess should be 2,500 x 400= $1,000,000 minimum. If your initial budget is too low for the amount of square footage and scope, and you cannot raise it, we typically recommend that you reduce your scope/ plan for a smaller house. Smaller can still be beautiful and functional! :-)

We will explain our services and fee structure in detail during our first meeting with you, and we will include an exhaustive description in our proposal.
